Crosby Heights Public School, Richmond Hill

A couple of weeks ago, I browsed through Ming Pao Property Goldpage.  There was an article on "Crosby", I wanted to add to that.  Here it is.


Crosby Heights Public School in Beverley Acres neighbourhood, Richmond Hill serves the area bordered by Bayview Ave, Centre St, Yonge St and Elgin Mills Rd.  Crosby Heights celebrated its 50th anniversary last year.


Crosby Heights PS along with Bayview Glen PS (Thornhill) received recognition last year at Garfield Weston Awards for Excellence in Education.  Crosby Heights won in the category of Improvement in Academics - most consistent improvement over previous 5 years.  (reference: yorkregion.com)

Urbanation Projects a New Record Year

Key numbers released by Urbanation 2011 Q3 report:

- 6,318 new condos within Toronto Census Metropolitan Area (CMA) were sold 3rd quarter of 2011.  It represents 66% increase from Q3-2010.

It is EXCITING.  We can't help but to share this news as soon as we hear it.  ALTO at Atria, by Tridel Dorsay, is here (well, about to be launched).  


The location is fantastic - Sheppard, just off DVP, near Highway 401, close to Don Mills subway station, TTC and a couple of blocks from Fairview Mall.  In addition to convenience, Alto will be surrounded with green, deliberately intended by the developer.  Of course, ALTO will feature top tier amenities.

New Condos Market - Aug. 2011

If you are a friend of my Facebook, it is not news that we share new condo sales data periodically.  RealNet is the data source.  The August 2011 statistic has become available.

This Aug. is the best Aug. in the last 12 years (the whole Chinese zodiac cycle).  2,011 new GTA high rises were sold.  That is +105% of last August.  We see 18,055 condos sales in the first 8 months.  It is the best performing Jan.-Aug. in the record.  If the trend goes on, 2011 could make new milestone.

GTA average home price has appreciated 20-fold since TREB tracked this data 44 years ago.  As we covered, the average home price was $21,360 and it was $451,663 last month (August 2011).  This may well be why 81% surveyed find it increasingly difficult to fulfill their home ownership dream.

Urbanation Reports New Condo Records

Urbanation released their Q2-2011 Toronto CMA condominium market overview.  The market has gained new ground with some very impressive records.

- Q2-2011 sets the new quarterly record in new condo sales: 9,455 new condos sold.  The previous record high is 6,997 units set in Q2-2007. (+35%)

- 24,731 new condos were sold over the past 12 months.  This beats Q4-2007 record of  22,654 units. (+9%)

- 39,196 condos,153 projects, are under construction in Toronto CMA in Q2-2011.

- Only 16% of 78,142 units of 306 active condo projects were unsold at the end of Q2.  It is a record low.

- In Q2-2011. there were 44 new project launches introducing 9,182 units to the market.

- The new condo index price in Toronto CMA went from $529 psf in Q2-2010 to $552 psf in Q2.  (+4.3%)

- The condo resale index price of Q2-2011 is $391 psf as opposed to $370 a year ago.  (+5.7%)

- Rental index saw +5.5% improvement in the past 12 months.

Ming Poa Weekly on GTA Condos Market

If you are a Facebook friend, you may remember my mentioning of Jacqueline So 's (Ming Poa Weekly) article on GTA Condos market.  


For the article, Jacqueline interviewed Ben Meyers of Urbanation, another realtor and myself.  She also had a few Top 10 Condos lists.
